Booking Terms & House Rules

These terms govern booking and staying at Villa Iva. By submitting a booking request you confirm you have read and accept them.

1. Booking and confirmation

A booking request is not a binding reservation until we confirm it. We reply within 24 hours with a confirmation or an alternative.

2. Prices and payment

Prices are in euros and include the listed fees. Final cleaning and tourist tax are shown separately at booking. A 50% deposit is required to confirm the reservation, and the remaining balance is due 30 days before arrival.

3. Arrival and departure

Check-in is from 3:00 PM to 8:00 PM and check-out is until 10:00 AM. Early check-in is subject to availability; late check-out is available upon request.

4. Cancellation

Free cancellation up to 60 days before arrival. For cancellations within 60 days of arrival, 50% of the total reservation amount is charged. In case of a no-show, the full reservation amount is charged.

5. Capacity and guests

The villa hosts up to 6 adults and 2 children. Guest numbers must not exceed the agreed capacity without prior consent.

6. House rules

Please respect the neighbourhood (quiet hours 22:00–07:00), do not smoke indoors, and treat the house, pool and sauna with care. Pets only by prior arrangement.

7. Liability

Guests are liable for damage caused by them. Use of the pool, sauna and jacuzzi is at your own risk; please supervise children.

8. Accessibility

Villa Iva has an apartment adapted for wheelchair users. For special needs, contact us in advance so we can prepare.

9. Written complaint

Under consumer protection law you may submit a written complaint to hello@villa-iva.com or to the property address. We reply in writing within 15 days of receipt.
